My Staged listing sold in 3 weeks and set the benchmark price for the neighbourhood!

In our market, the furniture rental supply companies are actually running out of furniture to rent. They have been in business for 30 years and this is the busiest year they have ever had.

I asked why in their opinion. They said that the market has changed and  it has become a buyer's market, and they cannot keep stock around. More Realtors than ever before are waking up to the idea that Staging will help market their listings saving them money on advertising. Yeah!!!!

I actually had to go pick up a rental couch with a client in Toronto as they couldn't deliver before the open house that was booked in 2 days. Due to the increased demand they are experiencing, it was either pick it up or wait 1 week for delivery. If you have ever driven across the 401 from Scarborough to the Yorkdale Mall area you know how congested it is at 4 o'clock and they close at 5. Plus, the TV crew from HGTV, The Unsellables was coming to film so I had to make it happen to keep the Staing process on schedule.

I don't usually lift things that heavy, but the client said he would hold up his end of the sofa,no problem. I should have known better. I think I pulled a muscle.

So fear not Stagers. When you watch the Stagers show on HGTV and see the Stagers scrambling to solve all the problems that arise on a job, know that it will all turn out in the end. My listing set a benchmark price in the neighbourhood and sold in 3 weeks.

All I did was change the accent cushions, the artwork and lamps and decluttered- Master Bedroom

In this example I would like to show Realtors and Homeowners that you can Stage a Master Bedroom to create a retreat for the adults in no time at all. Staging a master to appeal to the new buyer is achieved by taking away the distractions and letting them concentrate on the feeling of calm that is evoked in the room.

Now after decluttering you can actually see the detailed molding and coffered ceiling in the room, important selling features in this property. Before they were not noticed due to all the distracting clutter.

In this Master Bedroom in Barrie, I added accent cushions, changed the 1 large piece of artwork for 4 pieces of artwork, purchased new lamps, changed the pillow cases with ones that the client owned and decluttered. Time involved 40 minutes, lamps, artwork and accent cushions were under $325.00.

All I did was flip the duvet, raise and swap out the lamp and add 3 accent cushions

In this example of  Staging I would like to show Realtors and Homeowners that you can make a dramatic change in marketing a property for sale with minimal investment. Now the room is warm and inviting.

After decluttering there were no distractions to the features of the room.

In this boy's room in Barrie I flipped the duvet from a striped pattern to the neutral side, swapped out a lamp and added some books under the lamp to give it height and scale, removed one tablecloth from the table and added three accent cushions.

All I did was change the patio set from white to black and move some plants around - patio with a view

In this example I would like to show Realtors and Homeowners the importance of Staging all the spaces in the home. If you market your outside spaces you have added additional "rooms" and square footage that your competition has ignored. 

I  swapped the locations of the two patio sets, placing the black one on the upper deck and the white in the pool area to draw your eye to that location. With the black set down below you would not have noticed it. I also removed several bird feeders as they obstructed the view to the rear of the property which was one of the main selling features of this home in Toronto.

I placed their plants from indoors outside and placed their morning tea set on the table. All items were already at the property but not placed in the best location to market the property. Buyers always have a list of all their wants, but they buy for the most part on emotion. My job as a Stager is to market the lifestyle of the property to buyers.

All I did was declutter and add a neutral bed cover- university student bedrom

In this example I wanted to show Realtors and Homeowners that just a little time decluttering can have magical effects on the appearance of a room. How can you market what you can't see. A little time declutering can allow the buyer to see the size of the room and not stare in disbelief at all the personal belongings.

All I did was add artificial fruit, 3 pictures, 1 floral and wall paint - kitchen

 

n this example I wanted to show Realtors and Homeowners that you can Stage the most important room in any home, the kitchen, on a modest budget.

In this propety in Schomberg, I added a bowl with artificial fruit, a vase with florals, hung three pictures and painted the walls a neutral colour to expand the size of the kitchen.

All I did was change the wall colour - TV room

In this example I would like to show Realtors and Homeowners the importance of neutral colours when selling a home. In Real Estate you are always selling space and light. For three months, potential buyers were giving feedback that they could not get past all the vibrant colours in this house in Schomberg and no offers were being made. Not even low ball offers to compensate for all the painting that would have to be done.

Advantage Staging will gently suggest to the Sellers that these colours will look lovely in their new home but to get there they have to neutralize the paint colours so that buyers can see themselves moving their furniture in and not having to paint immediately.

All I did was change the lighting fixture, add 1 floral and paint the walls - Dining Room

In this example I wanted to show Realtors and Homeowners that for a minimal investment in Home Staging they can create a Dining Room that will market the idea of wonderful family get togethers in the home.

I changed the lighting fixture ($129) added one floral and painted the walls a neutral colour to expand the size of the room.

In this example I wanted to show Realtors and Homeowners  that Home Staging can be done on a very limited budget to get maximum impact when marketing a home for sale.

The boys bedroom in Thornton was given a complete makeover by changing the bedding to a neutral colour, adding one lamp  in the room and hanging one piece of artwork that the Homeowner had in another location in the house.

All I added was an area rug, two stools, 1 picture and 2 accent cushions - living room

This before and after example is to show the average homeowner that you do not need a large budget to Stage a property for sale. Decluttering and taking your own furniture from another room and rearrange it to show the purpose of the room and how a potential buyer might use the space.

In this 10 x 17 livingroom in Barrie I created a TV viewing area, a reading nook and a small computer workspace. Three uses in what previously appeared to be a small room without a focus.
