Should you stage all the bedrooms in a listing?

Staging in Vaughan and Toronto we generally suggest to stage the five principle rooms in a home.

They would be the living room, family room, dining room, kitchen and master bedroom.

We stage the foyer and bathrooms at no additional charge as an incentive to sellers to stage a second bedroom.

We find if you stage an additional bedroom it adds to the emotional buy in by the potential buyers.

We can present one more touch point for them to commit to a home. 

Budgets are usually tight when it comes to staging a home as sellers can't understand how important it is to invest in the lifestyle of their home compared to other homes for sale on the market.

Each of these additionally staged rooms added some abience to the home that would encourage a buyer to make an offer. The sellers and the agents all commented on what a great "feel" the staging brought to the room vs how they looked previously. All homes sold within days.
