In this home staging in Mississuaga, I would like to show Realtors and Homeowners the importance of showing a bedroom as a bedroom when you are marketing a home for sale. Buyers cannot seem to envision what you do not show them.
In this condo where space is at a premium, it was important to show an office/work space as well as a second bedroom as a place to sleep.
All I did was suggest to the client that it would be in their best interest to declutter and borrow a bed and linens to market their home as a two bedroom condo instead of a one bedroom with a very cluttered office.
In real estate you are always selling useable space and square footage. It is always smart to show and market how a buyer could live in your property when your competition is just down the hall or on the next floor.
Investment, minimal.
Impact, priceless.

Wow. You did such a great job. Good suggestion. I am sure it will pay off.
Good job and good clients. The hardest message to convey to a seller is how far a little de-cluttering and staging can go in marketing their property.
HI Niki, thank you for the good thoughts you are sending out.
Hi Liz, I have to say the clients deserve a huge pat on the back for a job well done. In just a few days they had the entire condo decluttered and the staging items in place. Their Realtor is very pleased with the results and it is just a matter of time for the condo to sell.
Michelle - OMG that office! Did you sneak down to Florida when I wasn't looking? Great job on the re-do!
This room went from ugh to ahw! Great job!
I have done the same with clients (not the staging part) but the suggestion of making a bedromm a bedroom and not an office! You are so right - sell the space you have appropriately!
Hi Laraine, hahaha! you made me laugh right out loud and spit my morning tea out! Too funny!
Hi Cathy, it really is remarkable isn't it what a few borrowed items and and little packing up can do.
Hi Leesa, clients should try to make every effort to sell the space they have. If they can show two purposes to a room even better as they gain more perceived value in a home. Especially if another model the same as theirs is on the market just down the street. That has happened twice to me in three weeks. The house that showed the space as more useable sold.
