All I did was....update a dining room to WOW!

In this home staging in Vaughan I would like to show homeowners and agents the importance of updating your look to attract todays buyers. Sellers want the highest price in the least amount of time and agents want to market a home that is ready to sell. Professional home staging is a key part of your marketing strategy to get results. HGTV has created an educated public that will not settle for less than perfect.

If you give your buyer what they see currently in stores and magazines you are bringing the dreams of their next home to life for them.

Buyers start their hunt for their next home with a logical list of things that they want in their next home.

An extra bedroom.

A larger kitchen.

A larger bathroom.

In the end, most buyers still purchase on emotion. Buyers remember how you make them feel when they enter a home.

When buyers walked in the front door of this home, the dining room immediately created an impression that you were somewhere special. Buyers wanted to see the rest of the home. Each room created desire in the mind of the buyer and encouraged them to make an offer.

All I did was paint, move their Ikea table, chairs and buffet from the kitchen to the dining room, add a rug, drapery, artwork and a lamp.

Investment, minimal.

Impact, priceless.

Michelle- I love what you did.  The accent wall gives the room a wonderful "pop" and warmth at the same time.  Substituting the Ikea furniture definitely gave the room a more contemporary feel.  The room looks elegant, not old.

Michelle - this dining room looks incredible.  The colour you chose for the wall is just perfect.  This dining room has gone from uptight and traditional, to laid back and relaxed.  Great job!

Love the updated look.  In the first picture I didn't even notice that the light fixture really was a nice one . . . it was lost in the picture!  Love it!

HI Kathy, I agree about the colour. I usually do not stage with colour as neutral seems to sell easily here in my area. The Ikea furniture worked in this instance. This set is actually elegant and presents an updated look. Just what buyers in this area are looking for.

Hi Cathy, I have been creating more vibrant looks in my staging work as that is what is being shown in stores and magazines. It is working out well with listings selling in good time and at list or over.

Hi Kathy, the homeowner and the agent couldn't believe the difference a coat of paint could make to the feel of the home.

Hi Julia, from granny to faB!  that's good! the homeowners actually liked the new look very much and recreated it in their new home.

Hi Margaret, good of you to notice the light fixture. I had actually purchased a new light fixture but it wasn't used as the old one perked right up and fit right in with the paint colour change along with the darker modern furniture in place.

Hi Melissa, even with the darker colours the room looks much larger and useable for a group getting together for dinner. It really created impact when buyers came in the double front doors and looked directly into this room.

Hi Julie and Amy, I am all about making peoples dreams come true. Buyers leaf through magazines, watch tv shows and visit stores dreaming about their next home. I make them come true and the offers come in. I still do neutral colour shemes if that is what the neighbourhood expects to see in a home, however, this one was a younger demographic and the home reflected what buyers expected to see.

Hi Michele, when buyers came in the front double doors and this is the first room they saw through the half walls right there the reaction was always the same as per the agent.  "WOW".

Hi Diane, this home was in a neighbourhood of two year old homes and really needed something to make it stand out from every other home for sale in the neighbourhood. This really had impact upon entering and it sold in short order.

Ultimately, your strategy for dealing with that room's limited appeal has greatly increased the sellers' marketing advantage.

Hi Marian, absolutely right. The room had limited appeal in the before photo and now it is WOW! Buyers loved what they saw when the walked in. I had thought about changing the light fixture to a satin nickel one or the one that I installed in the hallway. But when I saw the dark finish against the warm tone walls I knew it had to stay. The whole look gave the seller a real advantage in the neighbourhood with so many other houses for sale.
