Professional Home Staging Consultation + Homeowner Prep = Fantastic Listing for Salesperson

In this home staging in the Aurora area, I performed a staging consultation leaving a very capable homeowner with a list of to do items for each room in the house.

Within 10 days this home was decluttered, foyer painted a neutral colour, furniture rearranged for good flow and the yard trimmed.

I am thrilled to see this Michelle! A large part of what I do is consulting and mainly it's due to the crushing economic circumstances that many sellers face in today's RE market.  Consulting done right and sellers doing the work is the most affordable, biggest return on investment marketing tool all sellers should employ if they cannot afford more services.  It will not only save them time and money (when told what to do and where to focus their dollars for ROI on) but it puts more money in their pockets. 

I am a firm believer that home staging consults should be at the front end of a sale that home inspection reports are at the tail end of a sale, mandatory and expected parts of any residential real estate transaction!

Hi Karen, absolutely! With the change in the market from a sellers market to a buyers market in my area, I am finding that sellers need direction and that they are the ones that carry out the work.

With house prices correcting the seller has to get their home in tip top shape to get the most return on their investment. Start with a detailed home staging consultation, find out where to spend limited dollars and limited time to get the best return.

Michelle ~ this is one of the better video tours that I've seen -- very well done, especially in the beginning when I felt like I was walking in the gardens.  I don't know how the home looked before your consultation, but it seems the sellers did a good job following your advice.  It's so important for sellers today to seek out a professional home stager for a cost-effective consultation, to make sure they prepare their home before listing it to appeal to the target buyer.  I'm thinking that this service will become more popular as both homeowners and agents realize the value it brings to them.

Hi Maureen, I am excited to say that I will be working with Barrie Video Tours and a photography company that provides HD quality stills and panoramics with brochures for my staged homes. It really feels like you are right there at the house.

I agree with you that this type of consultation will become increasingly popular this year. I also offer the service option to return for a follow up before the photographs and video is taken. If this client had taken advantage of this service the following would have been changed-

garden hose reel would not have been in the video

placemats on the patio table would have been in place

master bedroom would have had two lamps of equal scale on the end tables

all dressers, end tables and coffee tables would have been staged with lifestyle items

It is the attention to detail that professional home stagers provide to attract attention in on line listing photos, gain interest from the buyer and initiate offers from buyers.

Hi again Michelle ~ Wow those are exactly the same things I thought, but you know I think only professional stagers would notice them -- the house overall is what leaves an impression, and this house leaves an excellent one!  You're lucky to have such a great VT company to work with ... what an enhancement for the sellers to have your expert staging and then have it displayed in photos and a tour!

Michelle....I love your offer to go back at the time of photos/video.  That's something that could...and would in this case....make a difference and well worth the extra fee.  Thanks for the "idea" on that element of consulting on DIY's....I'm going to start using that one!

Michelle - This house presents itself so well.  I also think that's a great idea to offer a follow up visit to come back and correct a few small details.  I must admit, the first thing that hit me was "oh, no, they forgot to move the hose reel".  Too funny.  Of course, as Maureen has mentioned, we are a particularly critical bunch, we home stagers.  You must be giving very clear, concise instructions, because these homeowners did amazingly well.  Great job.

Hi Maureen, you should have heard me when I first viewed the virtual tour. I shouted right out loud " Oh no!!!! they left the garden hose in the picture, the placemats have blown up on the table"  and then I saw the master bedroom and I was really shaking my head as I know the difference that details make.

This virtual company also uploads the video to youtube for both me and the agent as well as creating a channel on itunes for me.  I am one lucky stager to have this company as part of my A list staging services.

Hi Kathy, returning for a follow up visit after the home owner stages their own property is a growing part of my business. I charge $125, very reasonable to make sure everything is perfect for the photos and the virtual tour. When you are investing in these upper tier photography and virtual tour it seems penny wise and pound foolish to not have me back in.  We come as a package deal now to agents. I still price out the services seperately, however, there is an incentive to use all three of us to market your listing.

HI Sally, that is why I explained about my follow up service. I didn't want future and existing clients to think that I would be so careless as to leave a  bright green hose in a scene. My brand is my reputation and I do everything I can to maintain that image. I leave very detailed instructions on what to do, sometimes they run out of steam, time or budget and not everything gets done by them. That is why I started to offer the service to return. My name depends on it.

Hi Michelle, in the last couple of month I am offering more and more a mix of consulting with hands on final touches before the photo shootings and that seems to work well. Nice video tour, it gives a great feel for the beautiful outdoors.

Hi Barbara, Thanks for stopping in to see the video in this post. I am really pleased with the results this company is able to provide for the listings. I work with a builder and he has hired them to reshoot 9 models that have been up for over a year. It really is a remarkable difference in how the property is presented to buyers.

I agree with you that offering a mix of services is providing a steady revenue stream through a changing market. The objective is to get the property ready for market. The best results are produced when a professional stager is on board, however, if the budget doesn't allow for full service then we should provide service to get it in the best shape possible.
