National Association of Home Builders USA Award for Staging Best Suburban Sales Office!

Being a professional home stager brings many opportunities my way. I teamed up with PM Marketing + Design this year working with builders on their new home residential developments.

We had the absolutely best news this week.... the National Association of Home Builders USA has awarded Silver to PM Marketing + Design and Advantage Staging for the Best Suburban Sales Office design at King's Ridge for Zancor Homes. PM also won for Best Graphic Continuity, two for Best Brochure and Best Onsite Signage. 

WOW!!!  What a home run for our team.  

The logo PM Marketing designed for King's Ridge was very appropriate for the site which has many horse farms in the vicinity.

On December 14th, Advantage Staging will be opening a boutique design centre to facilitate builders that would like to have their buyers make their design selections in an intimate setting rather than build a decor selection centre for each site.

This is what the sales and decor centre looked like when I first arrived. As you can see, it is a skill to have the vision to create a final product that will appeal to buyers. Congratulations! I love the lime green chairs with the dark wood cabinetry -- and also that clef-shaped glass decorative object on the table: I have the same piece in my inventory! (from Home Goods, I'm guessing)? 

How fun to get to decorate a builder's office!

Hi Amy, Thank you for the good wishes! I love the green stools, they were an absolute find....not custom at all. The builder loved the price point and the look.  One thing stagers do well is to find the right look at the right price. I found the clef shaped glass at Home Sense near my office. I purchased it to give to the sales staff in advance of the opening day as an award of sorts. I wanted to let them know that I thought it would be a sell out the first weekend as the homes were beautifully designed and on a rolling country site 5 minutes from the city edge.

HI Linda, I am still on Cloud 9 as you say. It really is an honour to win this award, especially at the National level.

As you mention, it is one more step forward for those of us in the staging industry. Professional home staging has come a long way in the last couple of years. I hope to keep leading the way for both the real estate sales reps and builders to use our services.

I will be opening my own design/office space in the Realty brokerage where I have my office now. I hope to invite a builder to have their decor selection process happen in my space. Now that would be a great start to the new year if it happened in January.

Michelle - Congratulations on this prestigious award!  What an exciting project to be a part of.  I love the finishes you chose - the colour of the flooring is perfect.  As you say, it takes much vision, especially when looking at the before photos.  You did a fabulous job. 

Ok, I don't think I've ever heard of a stager who has office space in a Realty brokerage.  How cool is that?  And now you'll expand to a design space as well?  Can't wait to hear more - keep us posted.

Hi Sally, I really liked the tile floor as well. It couldn't be a smooth tile as it was in the entrance way as well as the kitchen/decor centre so it took some looking to find just the right one. I installed it on the diagonal in the kitchen to give it a distinct presence from the rest of the space. It really set it off nicely.

I think I am unique in having my office in a real estate brokerage. It is 12,000 square feet with over 200 sales reps. It is like a little city, there is always activity, a very vibrant space to work in. I have full use of the conference rooms and the admin staff. I also conduct seminars there on Friday mornings called Trading Secrets. We have guests in to speak on topics related to real estate. Sergio DePinto has actually been part of my seminar-very informative speaker.   Will keep you posted on the design space.

HI Maureen, I am still smiling from ear to ear from the news. So glad I took this opportunity to work with PM Marketing + Design. They are full of bright ideas. They really bring a fresh look to each project they work on. I love the horse logo they designed for this site. I knew it was winner as soon as I saw it. They actually created a large black metal one for outside. It's fantastic. I suggested that they insert the logo on the double front doors and it looks great there too.

HI Heather,absolutely!  It is a fun space with the green accent colour. It really made the space come alive.

Hi Shar, thanks for stopping in. The stools are so comfortable as well as looking good. It was really a great find when the green color leather was available right off the shelf, in the exact shade of green which was being used in the front reception area.

HI Kimberley, Thank you!  It really was a team effort over many months. On the night before the grand opening we were there until the wee hours of the morning installing the final touches. It was crazy exciting and then we received word that our marketing team had won 4 awards for the site. Awesome!

Hi Birgit, Thank you for your kind words.  I appreciate all the good wishes very much. I'm looking forward to working with other builders this year. Hopefully the word will get out to the builders that professional home stagers are the right fit in a marketing team to stage the model homes and the sales centres to the public.  We are trained to market homes for sale so that they appeal to the widest range of buyers. And isn't that what builders want to do?

Michelle - GENIUS! First of all congrats on such a wonderful honor. It was VERY well deserved. I LOVE that you have decided to open a boutique design center to create a win/win for your builders. They don't need to build a design center for each development and you become the go-to designer for all the buyers. GENIUS! Did I already say that? Congrats!

Hi Annie, Thanks Annie! It was a 6 month long think to figure out how I could maximise my efforts if I opened a design space in the brokerage. It can't help but be a winner, I will already have a relationship with the client and designing their new home is the next logical step.

Hi Sharon, Love your new picture. You've inspired me to get mine redone! Thank you for the good wishes. The colours are so fresh and vibrant. The sales centre is a happy, upbeat place to be at all times in the year no matter the amount of light outside. It can be very grey here for most of the winter so it was important to have vibrant feel inside the sales centre.
