Advantage Staging was called in to stage this property at 620 Heddle in Newmarket to appeal to a family with children as the neighbourhood is filled with young families.
Sellers often think that leaving a home vacant will show off how much space there is in a home, however, by doing this, the home will lack appeal to the buyers emotions.
Staging also helps to highlight the focal points in a room such as windows or archtectural details.
This is how the bedroom looked before staging. It just doesn't say "buy me" to a person seeing it for the first time.
This is how it looks after staging. Now it will appeal to families looking to buy a home to keep their family safe, secure and happy while growing up.
Buyers can clearly see how their "little princess" would like to have this room as their very own.
I know when I purchased houses when my girls were little, they staked their claim on each room as we toured the houses. I bet you have clients that do the same thing.
"Mommy, this is MY room!" is what I am looking to hear from a buyers family when they take a tour of a home that I have staged.

To achieve this look the client brought in the desk, chair and two end tables from their other house. I provided the finishing touches including the inflatable mattress, bedding, artwork, lamps, drapery, rods and accessories.
Now you actually "see" the great windows in the room. Without colour in the room the windows just blended in with the white walls leaving you with a very drab feeling. Now the room has a "happy face" that says I am ready for you to call me home.
Investment, minimal.
Impact, priceless.

I love the bright room. Very, very nice. Great job, Michelle !
Great job Michelle. I love the mix of pink and white.
HI David, thank you for stopping in. I am all about making homes have a happy vibe to them! By the way, I invite everyone to take a look at David's website. It is definitely unique and tells you a lot about the type of person David is in a personal way. I really enjoyed going through it.
Hi Janice, I may be all grown up but I still love pink and white together. It's just so fresh and full of promise, exactly what a new home should be to a family.
Excellent staging Michelle, and nothing says wonderful to a vacant home like proper staging. Terrific pictures.
I lve anything pink and girlie!! I have three grandboys so love staging girl rooms!!! Beautiful work.
See, everyone? Most of those items were things the seller already had. Minimal investment for potential high return.
Very cute indeed Michelle. Hope they find that buyer to enjoy the room soon!
HI Gary, thanks for stopping to see this before and after. Buyers looking for a "home" and not a house will always respond to a well staged home. One that shows just enough feeling without looking overdone.
HI Cathy, I agree. Staging little girls rooms is a breeze. I had a tough time doing boys rooms until I found the right artwork. Thomas the Tank inspires me when it comes to doing boys rooms.
HI Julia, that's my consistent marketing message. Minimal investment, maximum profit and less days on market. I explain to the clients that I will use their things in ways they would have never considered. They are often quick to say that they don't have anything good to use in a staging situation. I ask them to trust me and wait to see the results. This client still can't get over the transformation.
HI Shar, my thoughts as well. The house definitely has a good feeling about it noe.
That builder beige need a jolt of something and pink's one of the new hot colors this year. Good job!
HI Susan, I love pink so I am glad to see it return to the forefront of design again. I was at the Cobi Ladner furniture launch and she had done complete sofas and chairs in pink.
hi Michelle ~ you did a great job showcasing this bedroom to appeal to buyers .... the fresh colors are fun and no doubt will encourage offers. You're so right that clients are sometimes in awe of the way we stagers repurpose their furniture!
Hi Maureen, it's always very satisfying to hear the client say how much they love their house again. As stagers we create a look based on our feeling for the house. The client will often say they would never have picked any of the things we did but they love the new look. Sometimes a house just gets "tired" and needs uplifting. We do that through repurposing their furniture, accessories and artwork in ways they have never tried. Plus a dash of our inventory and there we go.... a house that appeals to buyers and offers come in.
