Advantage Staging was called in to design the model home for Terra Moda Developments new site located in the Beaches in Toronto. I arrived to find your everyday construction scene. Brown paper covering the floor to protect it, scattered construction debris and some fabulous details on the windows.
The area is a favourite of young professionals to buy their first home so I began to think about how that target market would live in this home. They would be educated, travel frequently and take advantage of the local beaches, entertainment and restuarant scene.
Here are the before pictures of the second bedroom. Not much to inspire someone to dream about at this stage, but the windows were a great feature to work with.
This is what I saw in my head to appeal to the target market of buyers for this property. I try to explain to my clients that as soon as I walk in a room I get a vision for how it should look.
All I did was start with a fabulous picture of Paris in my showroom for inspiration. That one thing kick started the whole design process.
A few hours sourcing bedding, drapery and furniture and voila! A bedroom to appeal to the educated, young professionals that travel and live in downtown Toronto.
Investment, minimal.

Ah, Paris! Someone is going to purchase the entire suite of furnishings...better stock up!
Hi Julia, it's so funny that you say that. I sold the bedding in this room to one of the construction workers on the site as soon as it was on the bed. He said it was for his wife for Valentine's Day. Wasn't that sweet of him! I bet she was pretty impressed with him, he said he was just so wowed by the look he knew she would love it. I agree with you, hard not to like Paris!
The artwork I sell quite often. It has such impact. I have had different agents at Remax Premier tell me that they have pictures of themselves standing on that very street in Paris. It evokes the same response in everyone who sees it and has been to Paris. One of fond remembrances. and isn't that what we hope to achieve with our staging work. Some emotional connection with the buyer to make them want to buy that particular house.
Paris....my very favorite city in the world just got better with your staging. WOW oh WOW does that look chic and inviting!! LOVELY!!
Michelle--Well I thought the other bedroom was WOW until I saw this one. This room makes you just want to dive into that bed and stay forever. I love the lampshades. Great work, again!

HI Kathy, I have to say I love Paris as well. This black and white look was a departure for me in design work but as you see, the graphic prints look great and are spot on trend for this year.
HI Janet, I found those lamps at Homesense which is like TJ Max in the States. I made a beeline for them as they were the absolute best choice to go with the bedding. Sometimes things just work out for us stagers like that. I'm thinking of doing my own bedroom with this set. My husband always says the same thing..." and why doesn't our bedroom look this this?" The only thing is I would be doing my house over every other week with that thinking!

HI Kathy, thank you for the feature!! This room was so much fun to create. I knew I had a winner when the workers on site were sending in their work mates to see the room when it was done. I sold a bedding set on the first day. Now that's a great staging success story!

Hi Kathy, the peacock colour pallette is really hot here in the Toronot area right now. We have a very multi cultural city and this trend reflects the world travellers that are the buyers.

HI Cynthia, when I first saw the vivid pattern I wasn't sure about it as it was on a bed with a beige fabric headboard. It needed the dark wood to support the depth of colour in the fabric. Now it shows as the elegant look we see. Exactly how the buyer sees themselves. Sophisticated and young at heart.

Ooo la la! Voutre theme pour la boudoir c'est tres joli. The thematic elements are simple and sparse but have a big effect on the impression of the space. Tres bien!

Hi Kimo, Who knew the room would inspire such a linguistic response! Love it! It is sparse due to keeping within the budget of the builder. I do think I managed to find just the right accessories and artwork to say what I was trying to get across about the buyer of one these townhomes. Young, sophisticated, world traveller. I really appeciate your comments as I admire your work immensely.
Beautiful job, Michelle! And I love that you "get it" as a stager -- not only is this designed beautifully (and it is!), but you're targeting a particular demographic of potential buyers with your staging. So many people think that staging is about neutralizing a space to "appeal to the masses." Booo-ring. I love that you made this room sing, and that you understand that it's tapping into that emotional response that will strike a chord with potential buyers. Great work!

WOW! WOW! WOW! Yes my friend you just received a triple wow from me. I absolutely love the lamps and just everything you used in this room! I love the way you describe the fact that you walk into a room and can just see what it should be. You nailed it fabulously. Where on earth did you find a picture of the Eiffel Tower? I haven't been able to find a good LARGE one like that anywhere.
Thank you for the triple WOW! Laura. I think this room brings anyone back to that fabulous time that they spent in Paris. I found the lamps by chance at Homesense. They worked perfectly with the duvet, couldn't believe it when I walked in and there they were- two lamps just for me!
