All I did was....Home Staging Success Stories

When you only have two days to list, this is what can happen.

Recently Advantage Staging provided a home staging consultation in Vaughan that was your typical family home. A busy family with no time to prepare their home for sale.

Or so they thought.

Advantage Staging arrived to do the consult, left a written, detailed, room by room action plan with the family so that they would know what to do to get the property ready to be staged for sale. With precious little free time a seller needs the confidence that a focused, written plan can give them to complete the job in a short amount of time.

The living room was originally minty green and the home owner didn't want to paint. Sellers are always reluctant to paint as they are moving and think that the buyers can overlook their choice of colour. I assured the seller that a neutral colour like CC 110 Muslin by Benjamin Moore was a wise choice as it would allow buyers to move in and not have to do anything before the holidays.

Paint is always the one thing a seller a can do for minimal investment that will have the largest impact with buyers. Paint creates a neutral pallette and a clean, fresh look.

Our team arrived two days later to stage the property. Rental furniture was brought in so that buyers could see how they could live in the home and our team filled in the rest of the rooms with artwork, props and accessories.

Investing the time and effort to purge by the seller and acting on the staging suggestions paid off in short order.  The property was listed November 22 and sold in two weeks. Professional home staging was a key marketing strategy to sell a property around the holiday season.

The listing photos showed a great family home that was move in ready. A buyer could move in before Christmas and enjoy their new home over the holidays.

The sellers were at work during the staging process. When they returned, here are a few images of the dramatic difference professional home staging produces in a few hours....

The lady of the house was smiling from ear to ear when she saw the results our team accomplished. She loved her house and remarked that she never imagined it could look this stylish.

Investment, minimal.

Impact, priceless.

Remember, investing in staging is always less than the first price reduction.

Advantage Staging is ready to be part of your marketing strategy today.

What a great before and after and what a great tag line - "investing in staging is always less than the first price reduction."  So true!

Hi Michelle ~ little wonder that this beautifully staged home sold in just 2 short weeks!  The furnishings fit the space and showed buyers how they could imagine themselves enjoying this home as their own.  Congrats on helping your clients move forward!!

Hi Kristen, that tag line is one that I encourage the agents that I work with to use when there is resistance to staging a property. It works every time! Thanks for stopping in.

Hi Deven, It was a great layout for a family, it just needed to be pulled together so that buyers could see that fact. Thanks for stopping in to see what can happen in two days.

HI Maureen, the agents were so happy when it sold just before Christmas. There is always a concern that a property listed around that time period will go unoticed and become a stale listing. The results of the staging changed that thinking quickly enough for the agents and the sellers. Now the sellers have no concerns about selling their home in time to move to their new build.

Hi Michelle!  You also romanced the spaces - making them appear much more upscale!  Congrats!

Hi Julia, I selected some modern rental furniture pieces to give the home some added flair rather than a traditional look. It was the right route to go once I found those cow theme chairs. The client thought of them as a bad design project and had the chairs at the back of the basement hidden away. But us wiley stagers can always spot something in a home to inspire us to create a  home with added appeal.

Posted by Michelle Finnamore, Preparing your property for sale (Toronto GTA, Alliston, Newmarket) about 8 years ago worked a miracle!!  The difference with the Living/Dining Rooms are amazing....little wonder it SOLD so quick!!

HI Kathy, Even I am amazed some days at "how different a stage makes". I can't remember who says that here on AR but it is so very true in this home.

HI Tori, Seeing the home owners face is the bonus we get on a staging job. To know that we accomplish our goals of marketing a home to have less days on market and to sell over list if possible is good. The pleasure we bring the client at seeing their home staged and stylish is a huge bonus and best thank you we can get as stagers.

Stage it, List it, Sell it.  You did the demo as if it were reality TV.  It's the real deal!  Congrats!

Hi Karen, I used that phrase when I first started staging. Forgot all about it but you are right. That's what we do-stage it, list it,sell it. It's a simple as one, two, three when you hire a professional stager to market your listings.

HI Kim, thank you for the vote of confidence! I appreciate you saying that. I think that the agents and clients respond to and appreciate the confidence that we bring to a listing and get the job done with no muss and no fuss. Just results

Hi Kathy, thank you for the feature! Much appreciated. I loved the living room in this home as well. Bringing in the Barcelona chair always gives a home a touch of class.
