How do you stage a triangle shaped room that's only 10 square feet?

A builder called to ask if Advantage Staging could stage one of their units in a condo which had recently won a major world wide award. It is known as the Marilyn Building in Missisauga Ontario. It is quite spectacular from the outside.

It was a difficult lay out and they had not been able to sell the condo vacant. Could we help?

When we entered the condo this is what we saw. A very small living area with off set walls which didn't allow for the TV to line up with the sofa. The main living room wall ended in a triangle shape which was set away from the opposite TV wall.

The far more difficult room though was a TRIANGLE shaped room off to the right side of the living room which they did not know how to present to buyers.

 That's right, 10 square feet! In the shape of a TRIANGLE!

This is one half of the triangle shaped room. It was difficult to photograph in one shot. This is the left side of the room. You can see Lake Ontario in the distance. Quite the view from the 31st floor.

We needed to market that view to the buyer for sure.

What to do, what to do?

We thought it might work staged as a desk area with a casual chair to the side.  That would have been an obvious solution.

But then we are known to be out of the box thinkers when it comes to staging so we offered a second option.

We could stage the tiny space as a lounge area to read, relax and see the lake view off to the south side of the building.

The builder was quite taken aback when we made this suggestion. How on earth would we be able to showcase the room as a lounge. You literally could stretch your arms out and touch the walls.

This is how we staged the triangle room. The first shot is the right side of the triangle room and the second shot is the left side of the room.

We used two pieces of artwork that were done on a mirror background to give added depth to the room. Added two curved back tub chairs, a matching foot stool along with a glass and polished chrome round end table.

Hard to believe that we were able to fit all that furniture in the small space but now it shows as a great little hide away to relax, read a book, enjoy a cup of coffee. And the view is a perfect one of Lake Ontario and the skyline of Toronto.

What a great marketing tool to use in a small space condo. Everyone needs to get away from it all and this is a personal space carved out of 10 sq. feet. With the patio door to the balcony it really feels like a great personal space.

Space was created for three to sit watching TV, two small modern coffee tables were used so that they could be moved around when needed for extra company. A single chair was set to the left of the TV on the opposite wall and the single tub chairs from the triangle room could be swung into this area for extra seating.

 

The adjacent kitchen area also provided extra seating if needed by swinging the chairs around to join the party.

Hi Michelle ~ what a brilliant solution to some extremely challenging spaces!  You nailed it!!  That tiny triangle would forever confuse guests if it had remained empty -- there is no way they'd have been able to imagine what to do with the small, odd-shaped space.  And the living room staging is brilliant!  Who would have guessed you could have a party there with a dozen of your closest friends?  That is quite an amazing building, too.

Hi Rose, it was just right for a shoe closet but that would have been a waste of the view! LOL!!

HI Maureen,  I was suprized at how many you could sit comfortably in this space. You could pull over the two stools at the counter as well. It really came together nicely.  If you are ever in Toronto make plans to see this building. They call it the Marilyn after Marilyn Monroe. It is so many curves it appears to be moving. Beside it is the male version. Three more to be built in the complex. Truly remarkable buildings.

HI Sharon, These furnishings are from a new rental company for our company. All designer furniture. When I go there I am like a kid in a candy shop!  These particular items are all condo sized. That's how I was able to find the two tub chairs to fit in the triangle.

HI Kathy, thank you for the feature. Much appreciated!  This condo had to the greatest challege for a small space that I have encountered in 5 years.  It really helped working with the new rental furniture company. Could not have done this otherwise.  The room was so small I couldn't get a picture of the whole space at once. I even tried standing on a chair trying to get a birds eye view shot. Then I tried going out on the balcony and shooting back into the room. No luck there either as there was too much reflection from the glass and you couldn't see inside the room.

Michelle - As beautiful as this building is on the outside, sometimes you just want to ring the architect's neck for not thinking about how the space will be livable for the inhabitants!  That said, your "out of the box" thinking solved so many spacial issues.  I love that sitting area, carved out of the triangle, and especially love the artwork of the historical building - a definite nod to Toronto's architecture, past and present. 

To echo Maureen above, your staging is brilliant!  Suggested!

Definitely awkward spaces but this new rental furniture company saved the day with their product lines. I did quite a few pieces of the artwork with an architectural theme to them as the building is so well known for its look.

HI Wendy, there are many condos in our area with very challenging designs. Luckily sellers can call on their professioanl home stager to show buyers how to live with the condo with "character".

Hi Julia, Glad you see where I was going with that choice. I thought if the architecture of the building drew a buyer to look at the condo that they would have an appreciation of architecture in general.  Create an emotional bond with one property over another and you are half way home to a sale.

What a strange space, but by the looks of the building, I guess they had to have some odd architectural elements.  Your choices were perfect, and have a purpose.  The owner should be thrilled that you've taken the question out of how to use this "triangle".  Great job!

Hi Cindy, The owner was really happy with the staging work. The triangle room has to be one the best challenges I have had to overcome with a space. I haven't seen many of the units in this building but I'm betting there are a few others with similar challenges.

Amazing staging!  I was thinking how in the heck is she going to stage that condo looking like that...I think the chair in the triangle room was perfect...great place to sit and read...btw what are they selling this unique condo for?

Michelle- what a "dizzyfying" building.  And an excellent job of showing a buyer how the space can be used. Without staging it certainly would have been difficult for a buyer or many others for that matter to figure out just how to use the space.

HI John and Irma, the condo was selling for $429K.  For the opportunity to live in such a fatastic building with the view of Lake Ontartio it is a great value. Believe me, when I first saw the triangle room I was thinking the same thing- now what do I do? LOL!!

Hi Mark, I wish I had thought to say that.... "I would have to leave the room to change my mind". That's about all you could do with the room shown as empty. The buyers were leaving the room and changing their mind to look at other condos instead of this one with the triangle room as they didn't know what to use it for.

Hi Melissa, I do buy fake flat screen tvs through the U.S. though. A few of us Canadian stagers pooled our order to save on shipping. It was Jackie Paridso i Burlington or Hamilton that I ordered through. Maybe she is still listed with CSP?

 It was a few years ago.$65 each.

Hi David, I have a few other ideas for triangles as well when they are a bit larger. I will email some image to you to see if they could be used in your project.

I triangle room in a spiral building. Now that is unique. That is definitely a tough room. Holy Moly. Great solution. I staged a hexagon house a couple weeks ago. Small, tons of traffic patterns and doorways besides so I had to put on my thinking cap too. It's good for us. LOL

HI Shar, isn't it fun when we have to put our thinking caps on! A hexagon house, that must have been very difficult to place the furniture.   Every wall was at odds with the opposite one in this condo. All except the master bedroom which was a rectangle.  Staging definitely helped the buyers to figure out how to live in this one.

Hi Peg, it wasn't going so well before it was staged. Showings picked up dramatically after staging.
