Flipping houses in Toronto ....9 Davies Cres.. staged to perfection!

Home staging in Toronto Michelle Finnamore Interiors assists many investors looking to shorten their timelines from start to finish to maximize their profits.

This is the latest flip property by Danny Menna at 9 Davies Toronto. Danny has been building custom homes and flipping properties for years. Quality finishes and attention to detail are Danny's hallmark.

Over 90% of buyers in Canada find their next home online.

Buyers will say that they are buying their next home by a list of wants and needs but in the end, they buy on emotion.  This is why Danny has decided that professional staging is one of his accounting lines when planning a flip.

He knows that buyers want that "just move right in" feeling.

The wall colours and finishes are kept neutral so that buyers can see themselves living in the home. We add lifestyle and shots of colour with our staging props and artwork.

Our team took the property from empty to this finished look in 2.5 hours. Photography was booked for the same afternoon and it was on the MLS system within hours.

Michelle - So tastefully staged and wow - it took only 2.5 hours to stage?  That's got to be some kind of record!  Nicely done!

Michelle, how many are on your staging team? 2 and 1/2 hours is incredible.

Hi Sally, I really liked the way this property turned out. It took about 3 hours to select and pack the inventory and 2.5 hours to stage with myself and lead assistant. We also had two men that deliver and set up the furniture.

Hi Beverly, we only ever allow about 3 hours for a staging job as the photographer is booked for 1 or 2 pm the same day.  We typically use 2 stagers and 2 delivery people. If more than the 5 principal rooms are being staged we add one more stager. Also if there are more than 2  window treatments being installed we add one person to do the ironing.

It would be out of the ordinary fora staging job to last more than 3 hours.

So that's what I've been doing wrong!  I usually iron in front of the TV - I should get an assistant - LOL!  Seriously, very clean, inspirational look!

Hi  Julia, thanks for stopping in to see this fabulous home. Yes I admit it, I hire someone that does the ironing! And the beauty part is she LOVES to iron!! LOL!! Always makes the job fun when you enjoy what you do.

This looks fabulous Michelle! I find the selection of the items is the hardest part of the job as far as time, thought and energy go - once that part is done the rest is easy as long as someone else knows your plan! Without an assistant (but 2 movers) I am generally complete in 2-3 hrs depending on the no. of rooms staged, however I do mainly occupied homes now because so many are offering low & very reduced budgeted staging & I don't play that!
