All I did was....Home Staging Success Stories

All I did was...add the finishing touches to get $72K OVER LIST.

As professional stagers in Toronto we are asked to stage properties that can be brand new condos of 650 sq. feet on the waterfront to historic houses in the more mature areas of city.

This latest property at 147 Lascelles in the Yonge and Eglington area needed artwork and accessories only. We worked with the home owners furniture to create a polished look to appeal to the buyers looking for a more traditional home.

72 is a VAST difference!

Hi Laura, it sure is! Even the agent was surprized at how much more the home sold for. We do our best to create the right lifestyle message for buyers. We want them to have a conversation that goes something like this....this house is beautiful. We better put a good offer on this one because it isn't going to last long on the market.

Hi Michelle ~ congrats on the fast sale and the $72K over listing price!  The "after" photos show a home that's styled for the target buyer ... and your staging was indeed successful.

Hi Maureen, the house was priced at market value so the agent and the home owner were really pleased with the outcome.

It's the finishing touches that make the home. Awesome job Michelle!

Very impressive, a lot of agents or sellers are too lazy to do basic cleanup before taking their photos, which in itself sets a bad example. Gores to show what a little attention by a professional can do, $72,000 worth

Wow - huge results, Michelle - Congrats on the Feature, too!  While you had great items to work with, your additions really made the difference in warming up and humanizing the rooms.

Very cool, the changes are small but it makes a huge difference. Good job on getting over list price!

Looks terrific.  I think when Realtors mention these things to a customer they get insulted.  Stagers can really make a sale great.

Michelle -- Very nicely done. Clean and pristine yet welcoming.  Don't care much for random toilet paper rolls and tissue boxes in pics. LOL!

Impressive staging, certainly worth the result.  5 seconds to pick your listing?  That requires some serious curb appeal in your ads.

Thank you to all the agents that dropped in to see the simple and effective changes that were made to stage this property.

I like to think that the more simple you keep the space in terms of look and lifestyle the more buyer appeal the property will have.

We present our ideas to the home owners/sellers in a way that they understand that staging is really marketing. When you live in home you can have it any way you please. But when you are selling it is a product for sale. And you have competition.

By using this terminology, the sellers come to understand that it is not a personal slight to have the home staged but rather a way to market their home so that the listing photos showcase the features and focal points of a room.

It works every time with our clients.

And yes, everyone was extremely pleased with the outcome in the marketing of the home for sale.
