All I did was....Home Staging Success Stories

head_left_image

All we did was...add millwork to stand out from the other homes.

Home staging in Vaughan our company has the opportunity to stage some truly outstanding homes.

In this property built by Arista Homes    at 50 Parisienne Vaughan ON, we suggested that the home owner add millwork so that their home would stand out from the competition in the neighbourhood. The sellers are not only competing with resales in the neighbourhood but directly with the new builds by the builder still active on the new home site.

All we did was suggest to add millwork in the dining room on the focal wall and the ceiling to create that WOW impact when buyers enter the foyer.

We work closely with Artizan Trim to create one of kind designs for a particular home. Their work is outstanding and the feedback has been positive from agents and buyers looking for their next dream home.

Investment, minimal.

Impact, priceless.

When staging luxury properties, the details make the difference.

Buyers of luxury homes typically want move in ready with the details taken care of in advance.

Michelle- this is a great way to make those huge walls pop without having to find the right sized artwork for the space! It makes it stand out now!

Hi Mike, luckily most people in this neighbourhood have a cleaning service!

Hi Kathy, that is why I decided to suggest millwork. The wall space was so HUGE!! Having Artizan create the same pattern on the ceiling really tied in the whole look. Super happy with the results on this one.

This is genious.

Not as intrusive and distracting as a painting or photo(s).

This shows imagination worthy of a good stager.

A wonderful suggestion!  I am sure the owners will not only get their home sold this way but will recover their investment as well!

Very smart idea.  This is such a creative and clever solution. And, it's a great idea for upgrades for those looking to remodel their house.  I may suggest this to a few of my customers.

Michelle, what a great way to bring focus to a large blank wall. Mirroring it on the ceiling is the final touch. Great job!

Morning Lenn, high prasie indeed and much appreciated. We knew that any artwork that we had would be dwarfed by the expanse of this wall. Thank goodness the sellers were cooperative and could see the value of creating a stunning focal point as soon as you entered the foyer.

HI Betsy, the sellers will definitely recoup their investment on this one. We have preferred partnerships in place for work with trades. They received a super price on this investment in their property.

HI Debbie, I always say my ideas are suggestions. Always put them out there for the seller to decide if it is for them.

HI Bill, this home definitely stands out from the competition now, the professional photography is key to capturing the beauty and scale of the room.

HI Gita, please bookmark and subscribe if you wish. I post images of luxury homes quite often that you might be inspired to use an idea with your listings.

Hi Michael, Without the mirror image on the ceiling I don't think it would have had as much impact. The sellers definitely were happy with the results and the feedback from agents so far has been positive.

The word "grand" came to mind...One thing that haunts me when I see huge rooms opened up like that is the noise factor spreads throughout the home...Some don't mind the privacy/quietude trade-off for the grandeur

Posted by Richie Alan Naggar, agent & author (people first...then business Ran Right Realty ) almost 6 years ago

Michelle, that definitely gave them the WOW affect.  You did a great job advising them.  I hope it sold quickly and for a good price.

There are times that adding the little things makes a WOW factor to the buyer. Great job on this one

You do need to take it to that next step when staging luxury properties. Ordinary won't do.

Love that design!

Absolutely gorgeous....and the perfect solution to that huge bare wall!  It's just the kind of details that luxury buyers are looking for!

Posted by Sharon Tara, New Hampshire Home Stager (Sharon Tara Transformations) almost 6 years ago

Thank you Lise, I hope you find some intertesting solutions ideas along the way!

HI Richie, I know what you mean about the noise traveling. I have a home with the same open staircase from the dining room. You can definitely hear more than you wish as I do not have any carpeting in the  home to buffer the noise.

HI Mike, this property just went to market so I will post when it sells.

Hi Harry, This definitely makes people stop and say WOW!  when they come in the house now.

HI Suzanne, Absolutely correct ...when it comes to luxury homes your buyer can buy anything they want so you have to kick it up a notch to get top dollar.

Hi Sharon, that wall was so BIG!! We thought about installing four large pieces of coordinating artwork but this idea added value to the property so it was the correct solution.

Michelle - It looks great. I can see how the millwork would have made a difference and made the home stand out.

What a brilliant concept! I imagine you have a website filled with before and after photos of your staging, and if you don't you should.

What a beautiful home!  The mill work is absolutely stunning.   These are great staging tips.

WOWWOWWOW!  And those photographs!  Just as stunning as the millwork.  Beautiful job all around, Michelle!

Posted by Julia Maher, Connecticut Home Stager (Nestings: Connecticut Home Staging and Model Homes) almost 6 years ago

HI Christine, the house looked rather blah before the millwork was installed. The dining set looked dwarfed by the wall. Now it the look is pulled together.

HI Elizabeth, I do have a website wwwadvantagestaging.ca  although I tend to put my work here on AR way more often as well as on facebook.

Hi Dinah, Several design concepts were proposed however I selected this one as it suited the space the best.

Hi Julia, Thanks for the triple WOW!!!! Julia.  I insist on professional photography done by someone that can capture the character of a home. As with professional stagers, some phototgraphers are better than others at capturing the nuances of a home.

HI Todd, thank you so much for your major AWESOME review! You're absolutely correct in saying that it is the repeat of the pattern on the ceiling that makes it extra special for the luxury market buyer.

What a great idea to enhance that grand wall and transform the space!

Posted by Sharon Parisi, Dallas Homes (United Real Estate Dallas ) almost 6 years ago

HI Sharon, I knew any of the rental artwork that I had would look lost on this wall. We were so pleased that that seller agreed to invest in this millwork. We have had only positive responses to the addition of the millwork. The home now stands out from the competition in the neighbourhood.
