Staging the outside is as important as Staging the inside. How many potential buyers pull up in front of the property and will never see your beautiful Staging job inside due to the less than stellar appearance outside?
I have a garden person that edges the lawn, sidewalk and driveway plus pulls out all those weeds. For $150 the place looks like a park when she is done. A true star on my team. Clients always comment that if they had known that they could have lived in a park like setting in Barrie for only $ 150 they would never let their property fall into such disrepair. Stage the outside? Absolutely!!!!

The realtors really appreciate the fact that I Stage the outside of the property. I don't usually tell them ahead of time so when they drive up they are truly blown away by the transformation and can't wait to see the inside.
The neighbours are happy about it too as it sets the precedent for the new owners.
I also Stage the next door neighbour's home on the outside if it is a shared laneway. When we have a bin dropped off to throw away the garbage I have the homeowner mention to the next door neighbour that he ordered a bin but it is way too big for what they have. Seeing as how it is paid for already they are free to throw whatever they have laying around the outside of their house in too at no charge. If the next door neighbour is elderly, the homeowner does it for them. How about that? Everyone wins!!! :) I love happy endings.
We ALWAYS try to stage the outdoors. If the yard or curb is in terrible condition, to a prospective Buyer, all they will see is $$$$$$ to make the yard acceptable (just like really bad wall paper inside the home). Great Post!

That's a good analogy. When people see wallpaper all they can think of is that is will be way too much work to remove. Same thing with yard work. If yard is in poor condition, the potential buyer will cringe at the thought of getting it back in to shape. Better to take the bull by the horns and tackle it before they have a reason to lower the asking price.
