You have seen before and after pictures how many times. The before is cluttered and has middle of the road furniture. The after is clutter free, clean, modern and looks like a model home. But does a Staging job have to be modern every time to attract buyers?
This property was virtually vacant except for a few pieces of furniture that were left there from when the now grown children had lived at home over 25 years ago. I Staged the desk with the book and a floral. It created an intimate feel to the room which attracted buyers.
It sold in two weeks, $ 20,000 over list and set a benchmark price in the neighbourhood. I prefer modern design myself but as a Stager you must work within your client's budget and what is on hand.

I've seen staged homes with antiques before and they make you want to run out and get antiques. The basic principles are the same I think. Great way to make a cozy corner in a room!
I think it looks very cozy and may even bring back memories for some buyers. I do believe you need to work with the feel of a house while still keeping it neutral. I would have a hard time staging a house built in the 1800's with wide pine floors with a total Pottery Barn look!jujube
Furnishings need to fit the style of the home! I've staged Victorian styled homes with "Victorian" styled furnishings that sold in no time for full asking price. Every home is unique, and every home's needs are different. Good staging makes the most of the home, no matter what the style!
Hi Michelle...That setting spoke to me. Perhaps it doesn't do the same for everyone but for some of us this look is priceless.

Thank you for all the encouragement. I was very concerned when I arrived at the house and this is the style of furniture I had to work with. I had not been to the house to do a consultation first. I loaded up my van with as much inventory as I could fit in and hoped for the best. The house was an hour away from my shop so there was no going back for a few extra things. The client had flown in from Los Angeles to Toronto and had only four days to get the property ready for photos and listing. The painters came in first ( I did not get to pick the colour as this was done before I was called in). The handy man made the minor repairs necessary and then I was in on the fourth day. It was a challenge that I accepted and the results were outstanding for the client and the Realtor.

It would seem to me that finding good quality antique pieces to Stage with would take a lot of time and money. Contemporary furniture is just much easier to come by. I would LOVE a chance to Stage an occupied with the owners' antiques.
Michelle (great name by the way): We stage to the style of the house and to the expectations of the buyers. We do a lot more transitional than traditional or contemporary. It updates older houses and makes modern homes look warmer. But each project is different and has different parameters. It looks like you fulfilled the needs of your project beautifully. Congrats!

I never get to do modern. It just isn't present in our mountain area and I'm fine with that!
I agree, I have only had the opportunity to stage homes containing the home owners own furniture. We have had to buy or rent some peices and have rented out accessory packages but we have always had to work around some exisitng stuff. It isn't always modern, let me tell you but it still makes a huge difference in how the home presents when we are done.
