All I did was change the lighting fixture, add 1 floral and paint the walls - Dining Room

In this example I wanted to show Realtors and Homeowners that for a minimal investment in Home Staging they can create a Dining Room that will market the idea of wonderful family get togethers in the home.

I changed the lighting fixture ($129) added one floral and painted the walls a neutral colour to expand the size of the room.

Hi Bob and Carolin, Everyone appreciates the respect that you show for their budget. It doesn't matter what  income level they are, everyone has the same thing in the back of their mind. I'm selling this place. I don't want to invest money here. I want to buy new things for my new house.

The other reason is due to the mortgage crisis in the U.S. Sometimes there literally is no budget. That's why I leave a written, room by room personal action plan for the sellers. They can roll up their sleeves and do the work themselves. It never looks like a job I have done but every little bit helps. The Realtor then has something to work with and not waste their money advertising a property not ready to be seen.

Hi Julia and Tosha, Run don't walk down to Home Depot. That lighting fixture goes in almost every home I Stage if they need a new dining light fixture. Only $ 119.

It has 6 lamps and is polished chrome. Unbelievable value for the money. I see it also comes with a black shade now for a few more dollars. Not sure if I would use black though.

Hi Virginia, Thank you for the positive feedback on my Staging work. Please forward the links to this series I a posting to others so that the word gets out that Staging is for everyone regardless of the price point of the property. Realtors need to find a Stager that can work with any budget and get their listings Staged and sold!

Michelle, we too use that fixture A LOT!! Good ol' Home Depot. I'm going to have to look into the one with a black shade that sounds amazing!! Were there curtains to go on the rod in the dining room? If not shouldn't it have just been taken down? Great color it makes their dining furniture look more expensive!! Cheers, Emily

Hi Alexandra, of all the light fixtures in the world who would have thought that we would use the same one!

The black one looks delicious and I would have it in my own house any time but I don't know about for staging.

There were white sheers that went up on the dining room rod in the end. The room just outside was a sun room and it lent an airy feeling to the transition from one room to the other.
