In this example I would like to show Realtors and Homeowners the importance of Staging all the spaces in the home. If you market your outside spaces you have added additional "rooms" and square footage that your competition has ignored.
I swapped the locations of the two patio sets, placing the black one on the upper deck and the white in the pool area to draw your eye to that location. With the black set down below you would not have noticed it. I also removed several bird feeders as they obstructed the view to the rear of the property which was one of the main selling features of this home in Toronto.
I placed their plants from indoors outside and placed their morning tea set on the table. All items were already at the property but not placed in the best location to market the property. Buyers always have a list of all their wants, but they buy for the most part on emotion. My job as a Stager is to market the lifestyle of the property to buyers.

Hi Marci, This house will sell at full list or above as it evokes the feeling of your own private paradise in the middle of a bustling city. Not much opportunity for that feeling in Toronto so Staging the property to market the view was a given.

HGTV filmed this house for one of their shows which will air in Jan/Feb. for the very reasons that you mention. They wanted a house in the city that had a view that went on for miles and made you forget that you were in the middle of a city of 2.5 million people.
I think this little vignette achieved their goal. I know how I felt standing there. It's totally relaxing.
The black against the green creates a much more serene feeling than the white did. The white was totally jarring and yet it looks completely find down by the blue of the pool.
Just the day before filming they had actually seen three foxes at the edge of the property. Let me tell you, it is not common to see three at once in the middle of the city. It truly was a paradise.
